What we install

Residential re-floors and small commercial spaces under 5,000 square feet. We do not do new-construction tract work — every job here is a house somebody is living in, with furniture that has to move twice.

Why the subfloor is most of the job

Pull the carpet out of a 1978 ranch off Curry Ford Road and you will usually find a three-quarter-inch dip in the middle of the living room. Lay plank across that dip and the joints start separating in about four months. This is the part of the work nobody sees and everybody pays for eventually.

  1. Tear-out and haul-off

    Old flooring, tack strip, staples and adhesive residue come out first. Debris goes in the trailer the same day — it does not sit in the driveway overnight.

  2. Moisture test

    Calcium chloride or in-situ RH probe on the slab, depending on the material going down. If the reading is too high, we stop and tell you before the material is ordered, not after.

  3. Grind and float

    High spots get ground down, low spots get filled with a Portland-based self-leveler, and the floor cures before anything is installed over it. This is where the extra day in the schedule goes.

  4. Install

    Layout gets snapped and dry-laid before adhesive or a single locked joint. Transitions, thresholds and baseboard go back on last.

  5. Walk-through

    We walk the whole floor with you, in daylight, before the final payment. Anything you point at gets fixed then, not on a callback.

A typical 1,400 sq ft single-family re-floor runs three days with a crew of four and lands between $6,800 and $9,400 depending on what the slab needs. Every job gets a written scope and a deposit receipt before we start.

About the company

JS Flooring Services Orlando, LLC has been installing floors in Orange, Osceola and Seminole counties since 2018. The shop and material staging are at 1117 Arrowsmith Ave, south of the airport off Orange Blossom Trail — that is where the box truck loads at 6:30 in the morning and where the leftover material goes when a job comes in short.
